Timely Rent Collections
Late or missing rent payments can have a negative effect on your cash flow. We have methods in place that allow us to quickly collect rents and send them directly into your account, fast.
- Rent Reminders. Toward the end of every month, friendly reminders are sent to tenants informing them of their rent due date.
- Online Rent Payments. We offer the option for residents to quickly and conveniently pay their rent online 24/7. With a variety of online payment options including eCheck, Credit Card, and Electronic Cash Payments, funds are deposited faster and more securely.
- Electronic Cash Payments. Tenants who usually pay in cash can conveniently pay their rent at CVS, 7-Eleven, and Ace Hardware locations.
Maintenance and Repairs
We maintain your rental property by being proactive. Regular inspections along with scheduled preventative maintenance help maximize the useful life of major components of your property, and avoid costly repairs in the future.
- Affordable Repairs. We don’t mark-up invoices or do repairs through an in-house maintenance crew, which means we’ll never recommend repairs which aren’t necessary.
- Quality Vendors. We work with professionals who are licensed, insured, and accountable. If you have preferred vendors who know your property, we’re happy to work with them as well.
- Periodic Inspections. Property inspections allow us to determine if tenants are following the rules of their lease and bring to our attention unreported maintenance issues that need to be addressed.

We post eye-catching vacancy advertisements to our website and dozens of top rental listing sites, creating maximum marketing exposure for your rental and attracting quality tenants. Renters these days expect to view property details online and quickly apply to rent, and we offer it.
- Tenant Screening. Potential tenants are subject to a complete screening process that includes checking backgrounds, credit, income and employment, as well as rental, criminal, and eviction history.
Financial Reporting
Reports are important tools used to analyze the performance of income generating property. All property owners receive a monthly statement showing the income and expenses for the month and a year-end statement showing the profit that the property has generated. However, GPM offers much more. Upon request, other financial reports can be provided on a monthly basis. These reports include the Cash Flow Report, Balance Sheet, General Ledger, Budget Report, and much more.
- Monthly Reporting. Each month, you’ll receive an owner statement with detailed information about the income collected and the bills that were paid.
- Secure Online Access. GPM will provide you with a Secure Owner Portal where you’ll be able to conveniently access financial reports, monthly statements, and other important documents at any time, from anywhere in the world.
- Financial Reports: GPM can include other financial reports, such as the Cash Flow Report, Balance Sheet, General Ledger, and others, along with your monthly statements.

Glendale Area Information
Glendale is a city in Los Angeles County, California, United States. Its estimated 2014 population was 200,167, making it the third largest city in Los Angeles County and the 23rd-largest city in California. It is located about 8 miles (13 km) north of downtown Los Angeles.
Glendale lies on the southeastern end of the San Fernando Valley, bisected by the Verdugo Mountains, and is a suburb in the Greater Los Angeles Area. The city is bordered to the northwest by the Sun Valley and Tujunga neighborhoods of Los Angeles; to the northeast by La Cañada Flintridge and the unincorporated area of La Crescenta; to the west by Burbank and Griffith Park; to the east by Eagle Rock and Pasadena; to the south by the Atwater Village neighborhood of Los Angeles; and to the southeast by Glassell Park neighborhood of Los Angeles. The Golden State, Ventura, Glendale, and Foothill freeways run through the city.
Alhambra Area Information
Alhambra is a city located in the western San Gabriel Valley region of Los Angeles County, California, United States, approximately eight miles from the Downtown Los Angeles civic center. It was incorporated on July 11, 1903. As of the 2010 census, the population was 83,089. The city’s ZIP codes are 91801 and 91803 (plus 91802 for P.O. boxes).
La Crescenta-Montrose Area Information
La Crescenta-Montrose is a populated place in Los Angeles County, California. Part of the community is an unincorporated area and census-designated place (CDP), while the other portion lies within the City of Glendale. According to the United States Census Bureau, the La Crescenta-Montrose CDP measures about 3.4 square miles (8.8 km2), and the population was 19,653 at the 2010 census, up from 18,532 in the 2000 census.
Burbank Area Information
Burbank is a city in Los Angeles County in Southern California, United States, 12 miles (19 km) northwest of downtown Los Angeles. The population at the 2010 census was 103,340.
Billed as the “Media Capital of the World”[10] and only a few miles northeast of Hollywood, numerous media and entertainment companies are headquartered or have significant production facilities in Burbank, including The Walt Disney Company, Warner Bros. Entertainment, Nickelodeon Animation Studios, The Burbank Studios, Cartoon Network Studios with the West Coast branch of Cartoon Network, and Insomniac Games. The city is also home to Bob Hope Airport. It was the location of Lockheed’s Skunk Works, which produced some of the most secret and technologically advanced airplanes, including the U-2 spy planes that uncovered the Soviet Union missile components in Cuba in October 1962.
Montrose Area Information
The area was originally part of the homelands of the Tongva people. It became part of Rancho La Cañada, a Mexican land grant given in 1843 by Governor Manuel Micheltorena to a Mexican schoolteacher from Pueblo de Los Ángeles, Ygnacio Coronel (1795–1862).
La Crescenta does not mean “the crescent,” which in Spanish would be la creciente. From his home, early settler Benjamin B. Briggs “could see three crescent-shaped formations, which suggested to him the artificial name,” accepted by the U.S. Post Office in 1888. Montrose was chosen “as the result of a contest for the subdivision established in 1913 on part of the La Crescenta development.
Pasadena Area Information
Pasadena is a city in Los Angeles County, California, United States.
The estimated population of Pasadena was 139,731, in 2013, making it the 183rd-largest city in the United States. Pasadena is the ninth-largest city in Los Angeles County. Pasadena was incorporated on June 19, 1886, becoming one of the first cities to be incorporated in what is now Los Angeles County, following the city of Los Angeles (April 4, 1850). It is one of the primary cultural centers of the San Gabriel Valley.
The city is known for hosting the annual Rose Bowl football game and Tournament of Roses parade.
